Инвестор на одной странице видит, что обещают продавец и управляющая компания по конкретному юниту, что из ключевых условий раскрыто, чего нет, какие вопросы задать застройщику и юристу и как юнит выглядит рядом с такими же в городе.On one page an investor sees what the seller and the management company promise for a specific unit, which key conditions are disclosed and which are not, what to ask the developer and a lawyer, and how the unit compares with similar ones in the city.
ЗадачаProblem
Обещания продавца, пробелы и вопросы были разбросаны по вкладкам страниц юнита и проекта, а сравнение с соседями приходилось собирать вручную через «Сравнение». Цельного документа по одному юниту не было.The seller's promises, the gaps and the questions were spread over the tabs of the unit and project pages, and the comparison with neighbours had to be put together by hand on «Compare». There was no single document on one unit.
Как решилиHow it was solved
- Досье по юниту: паспорт (цена в валютах профиля с формулой, площадь, цена за м², тип права, статус), «Обещано» — каждое заявление с цитатой, датой и ссылкой, «Раскрыто / нет данных» по 10–11 ключевым условиям с «где искали».A unit dossier: passport (price in the profile's currencies with the formula, area, price per m², title type, status), «Promised» — every statement with its quote, date and link, «Disclosed / no data» on 10–11 key conditions with «where we searched».
- Вопросы застройщику — по каждому нераскрытому или заявленному только продавцом условию; вопросы юристу — по условиям с правовой стороной, без выводов.Questions to the developer for every condition that is not disclosed or only claimed by the seller; questions to a lawyer for the conditions with a legal side, without conclusions.
- Соседи — до 5 юнитов того же типа в том же городе: цена за м² в валюте объявления и в EUR, заявленная доходность как заявление продавца, сколько условий раскрыто.Neighbours — up to 5 units of the same type in the same city: price per m² in the listing currency and in EUR, the stated yield as the seller's claim, how many conditions are disclosed.
